Weekly housework outnumbers move-outs here, which is true nowhere else on the round. Stoke Newington is N16, straight up Kingsland High Street from us, with Church Street and its independent shops at the top and Abney Park Cemetery behind. The terraces either side were never chopped into as many flats as the ones down near Dalston Junction, so there are more family houses and far fewer room-by-room shares. Rates are unchanged: £23 per cleaner per hour weekly, £24 fortnightly, and a studio move-out still £156.

Family houses set the diary

Most of the N16 week is regular housework booked for the middle of the morning, once the school run has cleared and before anybody comes back for lunch. Four storeys means three flights

The terraces backing onto the cemetery are tall as well as wide, and a good many run to four floors including a lower ground. Stairs are £41 a flight and landings £9 each, so a four storey house with carpet throughout is three flights and three landings, £150 in stairs alone before a single bedroom is counted. Three bedrooms adds £108. Add a living room at £43 and the hall at £22 and the house reaches £323, which is a morning and most of an afternoon on site. Hardly anybody orders the lot in one visit. Through the winter the usual N16 booking is the hall, the bottom flight and the landing above it, £72 between them and so past the £67 minimum, done before the mud gets any further up the house.

Kitchens a floor below the front door

A lot of the bigger terraces here have the kitchen at lower ground level, down its own flight from the front door, which is where the bins live. Getting the carpet kit down there and back up takes time, which is one more reason N16 carpet work goes early in the day. Ranges and the occasional two oven AGA turn up in these kitchens too, at £143 for either, and an AGA has to be off and cold from the night before.

School streets and Church Street on a Saturday

Hackney has around 50 school streets, all camera enforced, closed to traffic at drop-off and pick-up, and several of them are up here. Church Street is busy from late morning at weekends as well. Before ten is clear. So is any weekday outside the school windows.

Old bathrooms and the water

The bathroom is the long job in an N16 house and it is the same hard Thames Water supply as the rest of Hackney. A Victorian bathroom with a shower over the bath and a screen that has never had a proper descale takes most of a morning on its own, because scale wants an acid product and dwell time rather than effort.
